Queensland developer Citimark Properties has officially launched Novella Waters, a masterplanned community on one of the Gold Coast’s most sought-after riverfront sites, delivering much-needed housing supply into one of the tightest land markets in Australia.
With nearly 2,500 enquiries received to date, Novella Waters has already achieved the sale of its first 32 lots highlighting strong market demand and early confidence among purchasers. These initial transactions have generated more than $25 million in revenue, marking a significant milestone and reinforcing the project’s appeal to a highly engaged buyer pool.
Located on 58 hectares on Beattie Road, Coomera, Novella Waters will see a former cane farm on the banks of the Coomera River transformed into a vibrant residential community with 300 homesites.
The project has been designed with a deep connection to its riverfront location, with over 30 hectares of green and recreational space, including lakes, parks, and 4 km of pathways and boardwalks.
The last release was on the 15th April 2026 with lots ranging in size from 375sqm to 534sqm and prices starting from $775,000, selling out on release.
Citimark acquired the sought-after development site in 2021 and has appointed property services group Oliver Hume Property Group to undertake project marketing and sales.
Citimark Director – Development & Project Management, John Bowman said Novella Waters would make the most of the project’s distinctive location on the banks of the Coomera River.

Research by Oliver Hume Property Group shows the Gold Coast land market is at historically low supply levels, with a 50% drop in active projects over the past 12 months. Today, the entire city has fewer than 4,000 lots in the active pipeline, representing just 2% of the region’s total planned supply. In the March Quarter, lots for sale fell as low as only 79 across the Gold Coast. The median price of the available lots reached $1,100,000 with only 25% of available lots under $920,000.
